STRUCTURE                              

RCC framed structure with RC foundations

confirming to  BIS.

• Anti-termite treatment as per BIS for the complete building. All walls with bricks set in cement mortar.

• 9” thick brick wall for the outer wall and 4-1/2” thick brick wall for the internal partition wall.

WALL FINISHES              

• Cement plaster  and ordinary Putty finish with O.B.D. for all internal walls.
  
• The toilet walls will be finished with double glazed Ceramic tiles subject to a limited choice of  colors    of size 8” X 12” upto 7’ height. 
  
• Toilets, Kitchen, Balconies and other areas will be finished with cement plaster and cement paint.
   
• Wash area will  be  finished  with ceramic tiles upto 2’-6” height .
   
• 2’ above the kitchen platform will be finished with double glazed ceramic tiles of size 8” x 12”.
   
• Exterior faces of the building will be finished with cement plaster and cement paint.

CEILING                                

• All Ceiling areas will be finished with cement plaster and O.B.D.

FLOOR FINISHES                      

• Living & Dining / Bedrooms will be finished with Marble Slab of size 2’ x 2’ with Matching skirting.

• Kitchen, Balconies & Toilets will be finished with Ceramic tiles of size 1’ x 1’ with 3” high skirting using the same tiles matching the floor.

• Wash / Service will be finished with Ceramic tiles of size 1’X1”.

• All floor lobbies/corridors, Staircase will be finished with kotah stone slabs / concrete tiles flooring.

• Car park areas will be finished with cement concrete grano flooring

• Driveway will be finished with PCC with Granolithic flooring/ interlocking Blocks.

DOORS & WINDOWS

Entrance doors                         

• Teak wood frame with Teak Panelled door shutter polished with melamine on both  sides. Godrej or equivalent locks will be provided.

Bedroom doors                         

• First Class Country wood frame with 30mm thick factory made solid core flush shutter with
• Godrej or equivalent cylindrical   locks and finished with enamel paint on both sides.

Toilet doors    

• First class  country wood   frame, 30mm thick   BWP grade flush doors  with enamel   paint  on 
• both   sides.

French doors                             

• First Class Padak wood frame and shutters fitted with 4mm thick float glass, MS grill and finished with enamel paint on both sides.

Windows                                   

• First class country wood frame with paint grade Teak Wood glazed shutters with 4mm thick float glass, Anodised / Powder coated Aluminium Handle Tower Bolt with MS Grills as per Architect”s design.

KITCHEN                                   

• Platform will be done with 20mm thick granite slabs 2’ wide and provided with Stainless Steel
• Single Bowl sink with single drain board.

• Provision for fixing an exhaust fan and aqua guard will be made.

TOILETS                                    

• Pastel / soft colour, European Water closets – parryware will be provided in all toilets.

• All toilets will have provision for connecting a Geyser.

• All sanitaryware will be of Parryware make – Pastel/soft Color .

• Health faucets, Wall mixer with an over head shower will be provided in all toilets.

• All CP fittings will be of “Jaquar” make Continental  range.

BEDROOMS                              

• Bedrooms will be provided with a loft at a height of 7’ from the floor level above the nitch for wardrobes.

ELECTRICAL                 

• Concealed insulated copper multi-strand wires in all apartments.

·         Each apartment will be provided with a distribution board having MCB’s.

• All switches & sockets are of Anchor make.

• TV and Telephone points (2pair) will be provided in all     bedrooms and living.

LIFT                                          

• The building will be served by a SIX passenger lift of Johnson or equivalent make.

POWER SUPPLY & GENERATION

• Phase  power  supply  with  generator back up for all lighting loads of the apartment (lights, fans),  common lighting, lift and pump

COMPOUND WALL                        

• 5’ high compound wall on all sides of the plot.

LANDSCAPING                              

• Landscaping as per architect’s Design.

SERVANT/DRIVER  TOILET                      

• One  IWC  and  low  level  tap  will  be  provided  in the  ground floor.

SUMP                                         

• One under ground RCC sump of  adequate  capacity for  metro water.

  BOREWELL
